I am a Park Hill Realtor and long time resident. I love where I live and work. Park Hill is one of the most renowned communities in the Denver area with classic homes from
the 1930’s and 1940’s.
In addition, a few turn of the century homes and mid-century moderns add variety and spice. ‘South Park Hill’ has received most of the attention over the years. Because, doctors, lawyers and executives have flocked there since the 1960’s.
And, more recently the area called‘West Park Hill’ has gained attention due to its proximity to City Park, the zoo and museums.
The buzz now has to do with the once forgotten and almost forsaken ‘Northeast Park Hill’. That area never enjoyed the reputation or the real estate prices of it’s Park Hill neighbors. Now, it’s image and prices have escalated dramatically.

As Park Hill Realtor who has also lived here for over 50 years, I am gratified to me personally and professionally to see this amazing resurgence. And, I am delighted to see the transformation happening in this solid neighborhood. We no longer have a “neglected step-child” in our community.

This area is basically East of Monaco to Quebec and North of Martin Luther King Blvd to 38th Avenue. After years of decline and controversies, the face and faces of this community are changing dramatically. Recently, move up buyers within the area and other buyers from all of Denver and the suburbs have discovered this highly desirable area.
Primarily, the homes are post war 50’s brick ranch homes with full and partial basements. They’re solid, sound and a great alternative for those who don’t get the warm and fuzzy feeling for the new homes in Stapleton. Yet, all of the amenities of Stapleton are within walking distance including shopping, restaurants, parks, theaters and more. These homes feature mature trees and landscaping and the lots average about 7500 square feet. That’s great for backyard fun and barbeques even when 2-car garages are added. Plus, you can walk to light rail, highways and Downtown Denver.
What Northeast Park Hill Buyers Like
In my experience there are two types of buyers in the area and they tend to be adamant about what they want. The Stapleton buyer wants a new home with a small yard with low maintenance and lots of parks for children to play and to walk their dogs. The Northeast Park Hill buyers want the historic, all brick homes with coved ceilings, arches, glass block windows, oak floors and charm.
Homes here have appreciated dramatically in the last 3 years. In 2014, I purchased my mother’s home on Niagara Street. It appraised for $168,000. I took care of some deferred maintenance such as driveways, roof, plumbing, furnace and air conditioning. But I did not fully remodel it . Now, it will appraise now for the mid $400,000’s. Full fix and flips are going for over $500,000 in my block. And, that’s after $300,000 purchase prices.
